Today, we have actually reached a turning point in the world; every day deals occur, some of which are super-attractive: real-estate hurt by the crisis, apartments going at bargain prices, buildings and private homes at recession prices. The drop in properties that have been hurt fluctuates between 20 and 50%. From the beginning of 2000 up until 2006, house prices rose sharply by 106%. Since then there has been a downward correction which is on average about 20% of the peak. I cannot go into detail about all the properties, but we are talking of RARE, UNIQUE, EXTRAORDINARILY ATTRACTIVE PROJECTS.

Thousands of deals make their way to the GOLD CLUB from the USA, England, and Europe. To give a few individual examples out of many: Florida, Miami, Vegas, and another 120 cities, houses purchased for $575,000 are on offer today for $160,000 or even less. If we were to take the price of the land and the cost of building a house, it would cost more than the offer price. There are similar offers to be found in Florida, Miami, and many other cities in the United States, as well as Europe, including England, Spain, Ireland and other countries in which there has been a real-estate bubble.

In the joint real-estate company, we will not need to look for buildings or individual houses or apartments to buy from individuals. We can purchase quantities of property from international real-estate super brokers, directly from banks, real-estate companies, contractors, individuals and those with assets.

 

In the past, if my club initiated building middle-class apartments and buildings in Eastern Europe or buying income-generating real-estate, and/or building office towers, years of work and enterprise were required for establishing the projects. Now, however, we can buy properties in the same amount as if we were building them, for instance properties whose prices have fallen by 30-60%, properties from owners who cannot pay back their mortgages, from contractors who cannot quite finish their projects, and from owners of buildings in need of liquid funds.

Indeed, at this stage, we buy real-estate at ultra attractive prices, so that even if there is another price drop, it will be only temporary, and the rise in prices that will follow will double and triple our profits. As I have already mentioned, we will save time executing projects that would otherwise have taken years to carry out.

In fact, the economic program, voting for a new president and team at the White House, reducing interest, and other steps have caused a great deal of wealth to flow. The government's goal is to prevent a credit crunch and we are beginning to see a fall in inter-banking interest. As the most attractive step, the Fed has dropped interest rates to a mere 0.5%, assisting those with mortgages, preventing them abandoning their homes and their reaching the property collectors.

The aim of all the above steps is to grease the economic wheels again to an unprecedented extent, providing an aggressive rescue operation as well as to reinforce the banks' capital so that they can continue giving credit and bank to bank credit too. This is a procedure the government deems highly important for tackling the declining housing market, one that will be slow and obstacle laden, but the end result will be flourishing real-estate once again and within a few months to a year, the recovery will have taken place. This situation is not in any way irreversible.

In the present crisis, there is also a strong psychology aspect, especially in the capital market and lack of power results in lack of direction. Therefore, we the enterprisers with our eyes open need to be waiting at the station ready to be taken to our destination. From there we will only move forwards and onward. It is crucial that we do not miss this chance.
