Purchasing Property and Costs
To build a property in a good area of Orlando, Florida costs $85/sq. ft. Therefore, building a house 2,000 sq. ft (186 m) would cost $170,000. Supposing the land on which the house is built costs $20,000, the total cost would be $190,000. Houses such as these have been foreclosed because the owners could not pay the mortgage, so the banks are selling them at ridiculous prices. A $190,000 house for example, would therefore be sold by the bank for about $90,000 – a little over half of the building cost. These days, the American economy is frozen and the banks are not giving out mortgages. However, when the situation improves, not only will we get the value of the property as stated in the documents ($170,000 in the above example), we will also get the value of the building materials plus the value of the land, ($190,000). On top of this, we will also earn enterprise value – because nobody works for nothing, so the price of the property will rise to at least $210,000. Without guessing or speculating, if you have money that you will not need in the next few years, and you use it to buy a property for 50% of the cost of the building materials, the price of the property will go up. Don't forget that when prices slump (or escalate for that matter), making headline news, the public's reaction is swift.
The unbelievable prospect of a single investor buying a few properties for $200,000 and in addition receiving American citizenship, (subject to in depth checks of course) has actually become a reality!
Examples of Property Purchases
In the first half of 2009, the cost of a three-bedroom apartment in Coconut Creek was $43,000. The highest price in 2007 was $160,000. Additional expenses incurred from light renovations (painting and repairing the air-conditioning) totaled $3,500. A month after closing the deal, the apartment was rented out for $850 per month. That is the gross price. If we take off the extra costs for taxes, the net rental price totals $600. Even after expenses, yields will reach 15% per year, which is very respectable and it is possible to get hundreds or thousands of units, depending where you buy.
A certain property costing $145,000 could be obtained with a down payment of only $10,000 and getting a mortgage of $135,000 was very easy. However, the value of the property then fell to below $70,000, following sharp drops in property prices, making it unfeasible to continue paying the mortgage. The buyers therefore went to the bank and it was agreed that the bank would take the property back. They lost $10,000, but the bank lost a lot more because it only managed to sell the property for $40,000.
The above example reflects what has happened to 98% of middle class people who took out mortgages. People were greedy, because it was possible to put down a deposit of only $20,000 for example, yet take out a mortgage of half a million dollars. No questions were asked. Just about anyone could take out a mortgage. Consequently, the amount of real-estate returned to the banks due to the crisis was enormous and they did not have the resources to handle it. The only solution was to sell the properties at bankruptcy price.
Indeed, today, the property market in America has become attractive for investment, offering yields comparable with those of the developing economies in Eastern Europe at the start of the decade.
The banks foreclose properties which are handled by bank clerks driven by a variety of incentives. Perhaps, the clerk is told that if he sells 20 houses by the end of the month, he will receive a bonus or maybe he is told to sell quickly to avoid the properties in unpopulated areas being vandalized. The result is that large numbers of apartments are sold for ridiculous prices. A new property, only a few years old, in a good area, is being sold for a third or a quarter of the cost of the building materials. This is an excellent start for investment. In certain areas, "there is no doubt" that prices will go up.
Take note of the following: foreign investors are buying real-estate in the US, not Americans. The huge abundance of apartments, houses, and buildings has brought with it investors from China, Africa, Canada, Australia, and Israel. Under such optimal conditions, thousands, if not hundreds of thousands of investors will head to the US to buy property, after which property supplies will start to diminish and prices will double and even triple. Let there not be a shadow of doubt. The right time is NOW. Our investment in the best, quality houses, buildings, and income-generating real-estate will double in value, very quickly, and let us not forget annual yields on the investment (between 7% and 13%, sometimes more). Prices are sure to change in the not too distant future, so it is while they have sunk to their lowest point that we will acquire properties in our joint partnership.

It is best to buy distressed property in high socio-economic areas where the population is middle class or higher, close to universities for instance. There are plenty areas like these all across America. For example: in Los Angeles, a property having a previous value of $350,000 can now be bought for between $160,000 and $190,000.
Brokers in the South Florida area are reporting new price drops, cutting property prices by 80% or even more. A private home previously worth $250,000 -$350,000 is now going for $35,000-$50,000. Some of these prices, will in the near future, start to creep up again, so the current atmosphere with its unprecedented prices presents an exceptional opportunity for upgrading property and renting out. Buying in the right places with good renters provides excellent yields! Within a year or two a profit will be made on the basis of the investment.
