Dear Colleague, Welcome to the Mega Projects category. In this category, very large international real-estate projects and enterprises are presented. With the strengthening of the markets, we can initiate these dazzling mega projects, which are the major high lights of the real-estate world. Mega projects are those that are required in developing countries and in awakening markets. They are tailored specifically to suit the needs of a country or region. Business Park - High TecIn this case, we are referring to a business park adjacent to the airport with High-Tec office buildings and a commercial center of hundreds of thousands of meters. We are talking of science industries and offices combined with business centers in all fields and hundreds of dunams (1 dunam = 1,000 sq. m) of High-Tec office structures and commercial companies, all in close proximity to the airport constituting short cuts and time saving - simply a winning concept. For this concept, we build a business city, similar to the Silicone Valley in the USA and Airport City in Israel. We have the options of letting hundreds of thousands of meters of our own income-generating real-estate and selling buildings in the complex to earn funds and increase equity capital for the slow realization of assets by accepting the asking price. With the understanding of the concept and when heavy companies enter the business site, prices soar, and then we not only let, but we begin selling as well. Dream TowersThis initiative is also suitable for when the recession is over. For this project, we are talking of super-prestigious 20-floor residential towers and excellent security for the more elderly population and the world's affluent (such as bankers and celebrities) who have the finances and are interested in leaving their private houses or villas and moving to the peripheries once their children have grown up and left the family nest. This population wishes to be as near as possible to major cities and within walking distance of facilities. The above-mentioned real-estate is in world demand today for those wishing to invest in exclusive accommodation, holiday homes, and deluxe residences in major cities. They are exclusive, magnificent creations. Therefore, this project is called: 'My private villa in heaven'. Building Prestigious Towers
Celebrities are among those interested in these kinds of towers. Such people prefer to pay more in order to live in a quiet apartment tower located in the city, having all the luxuries of a secluded neighborhood such as comprehensive security, a swimming pool, sports fields, a gym, and walking paths. We are talking of super modern residences within walking distance of the city center offering the possibility of socializing while at the same time living in a quiet, prestigious residence - quite simply, the best of both worlds. Those possessing adequate funds may also be interested in these accommodations as holiday residences, for security in another country or just as an extra apartment. These projects are sought after in major cities such as: Berlin, Shanghai, Tel Aviv, Milan, Montreal, London, Chicago, and Moscow for example. Some of the older members of the population still feel young and energetic and in a large, empty villa, they feel bored which often leads to quarreling between couples (not everyone of course!), hence the need to start life over in a new setting for those who can afford it. Logistic CentersDespite the world recession, logistic centers are still required today. Throughout the world, there is a demand for storage warehouses for industrial raw materials, equipment, parts, and goods from all over the world since the distances from major cities cause product prices to skyrocket. Very large plots of land for building huge storage houses have today become a world trend in high demand. Logistic storage houses close to city centers are today a prime source of real-estate because they cut down travel time from the factories to the commercial centers, therefore cutting costs, and the consumers can receive the goods more quickly. For one project, we are talking of hundreds of storage houses. Purchasing Income Generating Real-Estate - Commercial Real-EstateToday, in a number of major cities, there are bargains to be found by buying from individual owners and companies needing cash. These properties provide monthly yields from rentals. The intention is to purchase tens of thousands of meters of real-estate. The renters would be huge companies, banks, security companies, airlines, credit companies, traders, huge restaurants, institutions, supermarkets and chain stores etc. who would be strong, stable renters signing long term contracts for 15-20 years and even 25 years or more. There are High-Tec and retail companies who need capital and liquid funds in order to progress with their projects, therefore, they would sell us their property and we would rent it back to them; this is called 'sale and lease back'.
Office and Commercial BuildingsHere, we are dealing with thousands of meters of income generating real-estate where we finance 40% of the costs. Financial leverage is preferable in this situation and equity capital should be above 30%. Each year, rental prices go up according to an agreement between the parties. Our profits are based on property values going up as well as monthly or annual returns with which we pay back the loan and still make a profit. Of course, these days, the banks and investment bodies are more careful when giving loans. Up until now, non-recourse loans and commercial properties have been available at bargain prices despite some cases of financial collapse. It is important to identify suitable property for development. This project involves acquiring real-estate with the option of upgrading and taking advantage of unused building rights. It is possible to take advantage of unused building rights to add tens and thousands of meters to existing commercial centers and shopping malls. In addition, the property may be renovated and upgraded. In fact, what we would do would be to improve the property in such a way that it would bring in increased yields. We would make sure to always think ahead to ensure continued success. All the properties would undergo what we call 'due-diligence' which is checking the property is in order and we would check the rented property yields against the loan or mortgage payments. We would need to pay more than the equity capital, i.e the yields minus the interest should leave a 4% margin. Building large and medium sized shopping malls would of course be appropriate for when the recession is over. In a number of key cities around the world, even in the USA, Europe in particular, and in the East, it is sometimes difficult to access shopping centers. In a radius of several kilometers, there may no shopping malls at all to serve the large populations concentrated in the area. There are two concepts here: the smaller one which is suitable for cities and large communities and is particularly profitable, and the bigger one which is suitable for cities hosting large numbers of tourists. Shopping Malls and their EstablishmentThere is a chain of shopping malls called Bozzi. Bozzi malls are entertainment cities that are out of this world, constituting mega real-estate projects. Another example is the Mul shopping malls which were developed after Bozzi. Mul shopping malls are complete cities with a wealth of luxuries and attractions; they are huge and incorporate the most state-of-the-art shopping centers beneath office towers, combining a diversity of businesses, for example: a cosmetic surgeon's, clinics, offices, cinemas, restaurants and coffee shops. Not only that, there is also an abundant range of commercial businesses and supermarkets, banks, sports halls and gym clubs, spas, travel agents, babysitting services, limousine services, beauty centers, entertainment centers, and events halls.
The uniqueness of the Bozzi malls is that they have many aspects and components including the most exclusive, state of the art architecture in the world that turn them into extraordinary world chains that are beyond imagination. This article simply cannot lend them justice. The Mall of America in Minnesota is another example. Many malls in the world have unexploited building rights and it is possible to build business towers above them or to extend them by thousands of meters. Business towers and their subsequent office activity bring significant traffic to the shopping mall. We have the option of affiliating with local investors in major cities as strategic partners whether we are elevating the status of the mall, developing an existing one or extending one by hundreds of thousands of meters followed by extensive upgrading. Regarding these shopping malls, our income will be derived from rental fees or a percentage of return on sales, whichever is higher. All chains will have long term rental agreements from sound tenants, i.e. world leading, powerful chains. Rental fees will change every year. This type of chain generates annual returns at the same rates as super-successful casinos and can be compared to 'a goose that lays golden eggs'. Just for example, I would like to describe for you the latest crazes in the Israeli shopping malls: food markets, designer boulevards, bazaars, food stalls, restaurant stalls, children's shows and musical appearances for the adults, fashion shows, sports competitions (which are held on specific days), and halls for conferences and events. I alone can testify to the huge crowds present - simply amazing. Residential and Office Buildings - Residential and Commercial Real-Estate
If we bought a prestigious tower for example in New York, we would call it a Trophy tower. Today, in Manhattan, the cost of rent has reached an all time high as it has in London and many other places around the world. The apartments themselves are rented out, but some of them are offered for sale while they are being rented, then little by little, the target price is achieved with the best brokers. Manhattan is different from other markets in the world and of course in the USA, monthly returns are far higher than rent and inflate the value of the property. This phenomenon also occurs in London, Tokyo, Paris, Moscow, and Tel Aviv among others. Enclosed Neighborhoods
Purchasing plots of land adjacent to and in the vicinity of a major city and establishing hundreds of prestigious villas can turn a site into a brand name. The initial villas are flagships and with the arrival of well-heeled residents, the project becomes a prestigious neighborhood with sales of hundreds of bungalows, villas, swimming paths, walking paths, a security company, and excellent facilities. Realtors call this naming, and when the correct name is applied to the project, it will receive publicity and prestige. These are super-deluxe neighborhoods such as you would find in Los Angeles, Miami, Paris, Berlin, and London with comprehensive security, golf courts, gyms, spas, commercial centers and a vibrant life-style. Neighborhoods in or very close to major cities are intended for an affluent population as opposed to the middle classes. Ski Towns
This project involves purchasing land and building ski towns in snowy, mountainous regions consisting of prestigious wooden houses for skiing holidays - extremely popular with skiing enthusiasts wishing to buy a home high up in the mountains. The towns consist of hundreds of wooden homes exposed to breath-taking views and receive thousands of skiers from all over the world. Commercial CentersIn well- populated communities, commercial centers are a hit. Mega stores are situated on a vast site and a car park is just a short hop away from the store. Gigantic trolleys are available for buying all sorts of consumer needs. We would call this concept a Home Center. An area also having fast food centers would go under the real-estate concept name of Power Center. The system of having a vast car-parking space on a huge site with immediate access to the stores is ideal for those who no longer favor the expensive shopping malls and prefer huge, discounted consumer shopping centers instead, what we call the Big concept. Vacated Neighborhoods Slated for Rebuilding - UpgradingAn agreement on an outline is reached in places where there are old neighborhoods with hundreds and thousands of families living on land having anything from a good to a prestigious location. The plan includes demolishing the housing and receiving double or triple the building rights on the same land. Residents are vacated from their homes and move to good rented accommodation before returning to a dream neighborhood. This project constitutes the actualization of a new world of larger deluxe apartments complete with a new environment. The entrepreneur gains hundreds of additional apartments and sometimes, thousands. Holiday Real-EstatePurchasing strips of coastline has become a new trend in several places around the world. On purchasing the land and acquiring the building rights, the coastline can be developed into holiday villages, holiday real-estate looking overlooking the sea, restaurants, hundreds of two or three floored villas, hotels, attractions, clubs, a marina and spa. The clientele are people who love the sea and the beach and enjoy staying in holiday homes. For most of the year, the homes are rented out and the owners come once a year for a vacation. This is an international phenomenon with enormous selling power and today there is a wealth of examples of successful projects of this type.

Purchasing Plots for Building onThis project involves purchasing plots on which to build residential apartments. Neighborhoods of thousands of units are in very high demand today in Eastern Europe, Central Europe, China, India, Israel, and in any developing country having up and coming middle classes with property buying power. There is a mighty wave of middle class people who want to improve their status and live in normal residential apartments with a developed environment. The Magic of Real-Estate
These projects attract investors with enormous sums of money. The project becomes well known and hundreds of interested factors come to invest with us as strategic partners; they range from private investors and institutions, investment companies, funds, investment houses, and banks right up to international icons looking to take part in a multi million dollar mega project. In this way, we transform an idea which has a basic platform and a quality, structured plan into reality with interested investors possessing billions of dollars. Dear colleague, in addition, there is the option of establishing a fund unrelated to private activities - private equity for example for projects the size of a business park such as Airport City in Israel. The structure of the fund actually consists of contracts with a number of partners. When the fund is first established, there is no real content, except for our knowledge and reputation as managers of the fund (for example when a mega project such as a business park is in the pipeline) Then, we will meet the founders of the fund and we will choose an external fund manager and a lawyer with the aim of building an initial summary of what we shall invest in, where we will invest, and who will raise the capital. Stage 1 - Recruiting investors and making legal documents. Meanwhile, we can already try to locate investment opportunities, some of which will include taking advantage of a bank loan. Stage 2 - Signing contracts (first closing) with investors. The manager can begin investing their capital as committed. This concept may be initiated in future when the recession is over. We can start building key points now, and by the time we are out of the recession, the project will be completed.

Today, due to rising demand, prestigious towers are one of the hottest trends in real-estate. They are built in skyscrapers in city centers as well as in more tranquil areas and are often the choice of parents from the peripheries whose children have grown up and left home. These parents are tired of living in large villas in out of the way places and the resulting isolation and loneliness. They therefore have a need to form new social relationships and save on travel time while at the same time residing in prestigious accommodation.

This concept is right for areas having high levels of tourism in big cities, but is not suited to small and developing towns.
Today in major world cities, huge buildings can be purchased. The focus for us is on property owners such as those who are elderly or those who are no longer interested in retaining their properties for whatever reason who therefore wish to put them up for sale. Buildings can be bought, renovated, and upgraded into apartments for sale or rent as with office blocks mentioned above.
These are popular for groups with funds and constitute luxury villas in enclosed neighborhoods.








Do not take for granted the concept of the magic of real-estate which enables one to raise hundreds of millions or billions of dollars. This concept is appropriate for several projects. In a winning location in any major city, we may buy vacant land of vast dimensions or an old site that is already built on with the option of demolishing then vacating. This could be in the center of London, New York, Paris, Shanghai, Milan, Berlin, Tel Aviv or Moscow and we would prepare a grand, attractive plan for the area we wish to develop. We could, for example, build an exceptionally large, super modern hotel with a casino (if possible), followed by a 30-floored, super deluxe residential tower on the built up area, then a commercial center with a shopping mall whose shops are luxurious and include top, international chains. This is a complex needing a central location in a prestigious area; it will become the most luxurious item in the city. Every city has its own specific demands - hotel, prestigious residential towers, and commercial centers etc. - a harmonious combination of several types of luxurious real-estate that will be a winner.
