Up until now, the proposal has been about purchasing light real estate hurt by the crisis.

Mega world real-estate projects - various concepts which the partnership can initiate, is a step up in international real-estate enterprise where it is obvious that every project is appropriate for a certain period with respect to world economy, suitability of location, demand, and necessity in that area. During the recession, large, magnificent projects were not in demand, but during periods of prosperity, exactly the opposite is true.

Our role is to understand world data for each real estate project promotion. We will need to go back to the basic data, check every fundamental of the deal, and neutralize every element of risk.

Building Office Towers Close to Airports in Major World Cities

Project 2

Companies and individuals wishing to sell land come to the GOLD CLUB as do people wishing to take part in these enterprises. They can enjoy a profusion of land offers at once-in-a-lifetime prices and look for combination investments or to sell. Project 5 - Building Luxury Apartments in Towers and Hotels

Renovating, upgrading, and turning old hotels or luxury, mythological and historical office buildings into luxury hotels containing luxury apartments for financers. To cite a well known example, the Plaza Hotel in New York was upgraded to super-prestigious apartments and a hotel where each apartment sold for tens of millions of dollars. Project 8 - Real-Estate Deals, Enterprise, and Combinations

This project involves connection to unexpected, random deals from huge land owners and combination real-estate deals from property owners with unused property rights for tens of thousands of meters for which they cannot raise the funds. They possess neither the entrepreneurial knowledge nor the idea of the exact concept that would suit the land, properties, and shopping malls at their disposal. They do not have the direction for the best entrepreneurial ideas that would make their properties unique. Added to this, property owners are fed up; some of them bought good real-estate, but lacked the knowledge and skills to transform it into excellent real-estate.

Today, there are world enterprise projects of this type in the USA, Europe, Eastern Asia, China, Russia, Australia, Canada, England, and Israel as well as in the rest of the world. Here there are properties we can transform to ‘golden egg laying geese'. There are properties which we can buy from the owners and lease them back following financial hardship or the property owner's decision to change his financial strategy.

It is well known that today banks are very selective when giving loans and they are very strict about starting projects, therefore there is an accumulation of THOUSANDS of projects that could not be completed.

Project 9 - Construction of Buildings Enterprise and Neighborhood Rehabilitation

The purchase of buildings in residential areas and restored neighborhoods in several world cities - these neighborhoods, once deserted and undesirable are now very attractive, having become the trend.

In the neglected neighborhoods, there are buildings with protected residents and run down buildings. For this concept it is a matter of vacating the residents slowly, compensating them fairly, and upgrading the buildings to renovated apartments at new prices. In other words, properties are improved, the standard of the neighborhood goes up, new residents arrive, and demand to rent property, sell buildings and apartments combined with shops on a commercial floor increases. The street is improved and gets a name for it. The neighborhood is given a face lift, and new business-owning tenants arrive, something like the Soho area in New York - young and dynamic for a quality, reliable population. Then there are commercial areas and prestigious shops side by side with trade shops and an urban population - a winning formula that receives zoning.

Project 10 - Commercial Centers

Big commercial centers in populated areas are a hit. We are talking of big shops and warehouses on an especially large site with nearby parking and immediate entrance to shops with huge trolleys for purchasing food, office equipment, household items, local clothing and tools. There would also be a fast food center on the site. This concept is known as a 'power center'. Such a center is perfect for those who have abandoned the expensive shopping malls and can now go to shopping centers to buy inexpensive consumer goods at the gigantic warehouses ('big'). Here you have neighborhood-chains-shops in trade centers near major cities and smaller towns.

In actual fact, when there is an economic recession, these neighborhood discount chains do very good business. Huge warehouses pay far less rent than shopping malls so their goods are much cheaper.

Project 11 - Storage and Logistic Centers

There is a very high world demand for logistic centers and storage houses for huge quantities of merchandise. There are hundreds of gigantic storage houses from where goods leave to major cities cutting handling costs significantly and making goods delivery more efficient. Journeys are shorter and goods are delivered to suppliers straight away. This is a world trend in VERY HIGH DEMAND.

In every major world city, land suitable for establishing huge logistic storage centers makes for very attractive real-estate enterprise.

Project 12 - Office Blocks

Building luxury office blocks at hotel standard for owners of huge companies is now a world trend. Law offices, banks, and financial institutions needing upgrading move to luxury, deluxe offices with large, open spaces in the city centers (we customize the offices of leading companies in deluxe towers of very high standard, together with the renter, according to his requirements).

Project 15 - Medical Buildings and Hospital Buildings

Unfortunately, we are always in need of health care. Research presented by Kingsley Associates, a real-estate research company in San Francisco has determined that the investor community is aware of the fact that medical centers attract the top players in the real-estate market, institutes, pension funds, and the Reit Company who see that the demand for medical buildings and clinics is set to increase greatly. The now older generation of baby boomers will be in need of more health services. This sector is present in the real-estate market in the USA, England and all of Europe and is constantly becoming even more lucrative, stable real-estate in the modern world.
